Industrial & Warehouse — in detail

The people who build and run these facilities — developers putting up spec shells, logistics operators and retailers fitting out distribution space, manufacturers adding a line — all measure the project the same way: by throughput and by uptime. The building is a machine for moving product, so the electrical, mechanical, and site work have to follow the racking plan, the dock layout, and the production calendar rather than the other way around. Because we self-perform electrical, HVAC, underground, and construction under one contract, we can plan the work around the operation and answer for all of it. Distribution Centers & Logistics

  • Dock, door, and yard power — Every dock position carries a leveler, a door operator, a trailer restraint, a light, and often a fan — multiplied by dozens of doors. We lay the dock power out from the door schedule, feed it from panels placed along the dock wall, and run the yard lighting, gate operators, and guard-shack power across the truck court underground with our own crews.
  • Conveyor, sortation, and automation tie-ins — The material-handling integrator supplies the equipment; the building has to supply the power. We coordinate feeder capacity, drop locations, disconnects, and control-power pathways with the integrator's drawings, so the conveyor and sortation systems land on ready circuits instead of a change order.
  • Forklift and fleet charging — Battery rooms and opportunity-charging stations are a real, continuous load with their own ventilation and code requirements. We size the service for the charging fleet, place the charging positions where the traffic plan puts them, and stub conduit for the positions the operation will add later.
  • Lighting that follows the racking — High-bay lighting laid out before the racks are final ends up shadowed by them. We design the fixture layout from the racking plan — aisle by aisle, at the rack height the operation will actually run — with occupancy control so empty aisles sit dark.

Manufacturing & Process Facilities

  • Power built from the equipment list — A production line is defined by its equipment schedule: nameplates, voltages, connection points. We build the distribution, drops, and disconnects from that list, coordinate with the equipment vendors, and land power where the machine actually arrives — not where an early drawing guessed.
  • Line moves and retooling — When a line is added, moved, or retooled, the power, compressed air, and cooling have to move with it. Because we hold both the electrical and the mechanical licenses, one crew disconnects, relocates, and reconnects the utilities inside the same shutdown.
  • Plant ventilation and process cooling — Manufacturing space has heat to remove — from machines, ovens, compressors, and people — and often a process temperature to hold. Our HVAC division designs and installs the plant ventilation, evaporative or refrigerated cooling, and process cooling alongside the power that runs it.
  • Studies, labels, and a safe place to work — Industrial gear needs short-circuit, coordination, and arc-flash studies before it can be operated safely. Our in-house engineering runs the power studies and applies the labels, and our own crews make the corrections the study surfaces.

Spec Shells & Build-to-Suit

  • A service sized for a tenant you have not met — A speculative warehouse has to attract a tenant whose load is unknown. We size the service and the utility transformer for the tenant profiles the market is likely to bring — with spare capacity in the gear and conduit stubs for a later upgrade — so the shell is leasable to more than one kind of user.
  • Shell now, fit-out later — We build the shell electrical — service, house panels, code-minimum lighting, life safety — so the tenant improvement can follow without tearing anything out, and come back for the fit-out under the same contract once the lease is signed.
  • Site utilities and the utility application — A shell's schedule is often set by the utility's lead time. We prepare the TEP or Trico application early, build the primary conduit, transformer pad, and duct banks to the utility's standard, and self-perform the site work with our owned Cat fleet so the building is never waiting on the dirt.
  • One contract, one price, one date — Developers want a number and a delivery date. With engineering, electrical, HVAC, underground, and general construction under one contract, the design is priced as it is drawn and the schedule has fewer handoffs to slip.

Cold Storage & Temperature-Controlled Space

  • Power for refrigeration that never stops — Cold storage and food distribution run refrigeration around the clock, and it is usually the largest load in the building. We build the distribution, feeders, and disconnects to the refrigeration equipment schedule and coordinate with the refrigeration vendor so the plant lands on ready power.
  • Docks, dry storage, and offices conditioned by our own crews — Cooled docks, dry warehouse, and office space still need conditioning. Our HVAC division designs and installs it alongside the electrical, so the mechanical loads are in the service calculation from the start.
  • Envelope penetrations planned, not improvised — Every raceway through an insulated panel is a thermal and vapor path. We plan penetrations with the envelope, seal them to the panel manufacturer's detail, and keep conduit out of the cold where it does not need to be.
  • Standby power sized for the product — An outage in a freezer is inventory loss. We install the generators and transfer switches that carry the refrigeration and controls through an outage, and test them under load before we leave.

Operating Facilities

The live-facility playbook

Most warehouse and plant work is not on an empty pad. It is an expansion, a re-rack, a new line, or a tenant change inside a building that is receiving, picking, and shipping every day. Working inside an operation changes how the job has to run, so we run it to a playbook.

Cutovers in the operation's windows

New distribution goes in alongside the old and is energized in windows the operation approves — overnight, a weekend, a planned maintenance shutdown — one area at a time, so only one zone is ever down. The crew that opens a shutdown is the crew that closes it, and the tie-in is tested before the first shift clocks in.

Racking, conveyor, and sprinklers decide where things go

In a warehouse the ceiling is contested space: racking, conveyor, sprinkler mains, and light fixtures all want the same volume. We coordinate the electrical layout with the racking and material-handling drawings and the fire-protection design before anything is hung, so fixtures light aisles instead of rack tops and conduit is not cut out later to make room for a sprinkler branch.

Docks and yard stay in service

Dock power, yard lighting, and gate operators are the last things an operation can lose. When the work crosses the truck court, we trench and restore it in phases, keep the doors the shift needs live, and light the yard through every stage of the job.

Landlord, tenant, and utility on one plan

An industrial lease puts the landlord's building standard, the tenant's operating requirements, and the utility's service rules on the same project. We build to all three from the first pricing exercise — the owner approves the work, the operator gets the capacity and layout its process was designed around, and TEP or Trico's lead times sit in the schedule from day one instead of being discovered at the end.

How do you size the electrical service for a spec warehouse with no tenant yet?

From the tenant profiles the building is likely to attract, not a single guess. A dry-goods logistics operator, a light manufacturer, and a cold-storage user draw very different loads; we size the service and the utility transformer for the range the shell is being marketed to, leave spare capacity in the gear, and stub conduit so a heavier tenant can upgrade without trenching the truck court again. Our in-house engineers run the load analysis behind that decision.

Can you design the lighting before the racking layout is final?

We can design it, but we would rather not hang it. A high-bay layout drawn to an open floor gets shadowed the day the racks go in. We build the fixture layout from the racking plan — aisle by aisle, at the height the operation will run — with occupancy control so empty aisles sit dark. Can you add forklift or fleet charging without a service upgrade?

Sometimes. Charging is a continuous load, so it comes down to a demand calculation against the actual service, the existing panels, and how many chargers run at once. Where the capacity is there, we add the charging circuits and the ventilation the battery area needs; where it is not, we plan the upgrade and the TEP or Trico coordination up front. How do you keep a distribution center running while you work in it?

By building the new alongside the old and cutting over in windows the operation approves. Shutdowns are scheduled in writing, taken overnight or on a weekend, and limited to one zone at a time; dock power, yard lighting, and life safety stay live through every phase. The crew that opens a shutdown closes it, and the tie-in is tested before the next shift starts.

Who handles the trenching for dock, yard, and site power?

We do, with our own equipment. Dock levelers, gate operators, yard lighting, and guard shacks all need power run underground across the truck court, and that trenching is usually the first thing an electrical contractor farms out. We self-perform trenching and underground work with an owned Cat fleet and certified operators, so the site power is one scope on one schedule.

How early should we bring TEP or Trico into an industrial project?

As early as the site plan. A large service and a new transformer carry long utility lead times, and those dates set the schedule for the whole building. We submit the application early, build the primary conduit, transformer pad, and duct banks to TEP's standards from day one, and keep the utility's dates visible in the project schedule.
