  • Grading and site preparation — Our owned equipment fleet clears, grades, and prepares the site and building pads — the civil work that sets the development's schedule.
  • Primary service and transformers — We coordinate the utility point-of-connection, set transformer pads, and install the primary service that powers the whole development.
  • Parking, roadway, and site lighting — We install the site, parking, and roadway lighting that ties the development's spaces together safely and to energy code.

Electrical, Lighting & Power Distribution

  • Service and distribution for every use — We design and install the service and distribution that feeds retail, office, residential-style amenity, and common-area loads — metered and separated as the project requires.
  • Tenant power and metering — We provide the panels, metering, and capacity that individual tenants and uses need, planned for the fit-outs that follow.
  • Layered lighting and controls — We install interior, exterior, accent, and amenity lighting with the controls that give each space its character while meeting energy code.
  • Low-voltage and special systems — We rough in and install structured cabling, security, access control, and communications across the development's shared and tenant spaces.

HVAC & Mechanical Integration

  • Integrated HVAC and electrical — Because we self-perform HVAC alongside electrical, the mechanical systems and their power and controls are designed and installed as one coordinated scope.
  • Equipment, ductwork, and controls — We install the rooftop units, split systems, ductwork, and building controls that condition the development's varied spaces.
  • Coordinated rooftop and chase planning — We plan the rooftop equipment, electrical, and routing together so units, panels, and duct do not collide for the same space.
  • Commissioning and turnover — We start up, test, and commission the systems and hand over a development that is documented and ready to operate.
