Federal Pacific and Zinsco panels
About 53% of the housing stock here dates to 1974–1989, when Federal Pacific Stab-Lok and Zinsco/Sylvania panels were still being installed. Both have documented failure-to-trip histories, and the failure is in the breaker-to-bus connection itself — so fitting a new breaker does not resolve it, which is why the panel is what gets replaced once you need to add a circuit.
GFCI and AFCI gaps
Much of this neighborhood was built before the code caught up on protection devices. GFCI protection reached every kitchen counter receptacle only in 1996, and AFCI protection did not enter the code until 1999 — bedrooms only, effective 2002 — and did not expand to most living areas until 2008. Neither gets added retroactively, so expect to find them missing in otherwise modern-looking houses.
